Aloha, and welcome to the hunt. If you're reading this, you probably have a dog snoring on your feet or a cat judging you from the top of the fridge, and you need a place that will take both of you. In 18+ years of managing property here, I've watched a lot of good renters (and very good dogs) get stuck in the search.

Here's how I'd go about finding pet friendly rentals on Oahu, and how to stand out once you find one.

Why Pet Friendly Rentals on Oahu Feel So Hard to Find

A few things stack up against pet owners here:

  • Condo rules. A big share of Oahu rentals are condos, and many associations have their own pet rules on top of whatever the owner allows. An owner might be happy to take your dog, but the building's house rules may limit size, number or type of pet.
  • Owner worry. Most owners aren't against pets. They're worried about floors, screens, lanai doors and neighbors. Your job is to make that worry smaller.
  • Listings that don't say. Plenty of listings never mention pets at all, so you end up calling about places that were never an option.

Use the Pets Filter on 4-Rent on Oahu

I built 4-Rent on Oahu because the public rental data from the HiCentral MLS (Honolulu Board of REALTORS) is great, but it can be a lot to dig through. My site pulls together roughly 570 to 600 long-term Oahu rentals and lets you narrow them down fast.

How to search for Oahu apartments that allow dogs (and cats)

  1. Go to 4-rentonoahu.com.
  2. Turn on the Pets filter.
  3. Pick your area. There are 19 to choose from, including Honolulu, Kakaako, Waikiki, Kaimuki, Aiea, Pearl City, Kailua, Kaneohe, Kapolei, Ewa Beach and Mililani.
  4. Flip between map view and list view to see what's near your work, the beach, or that dog park you already love.

If you're hunting for pet friendly rentals in Honolulu specifically, start with Honolulu, Kakaako, Waikiki and Kaimuki, then widen out if you need more options.

Read the listing, then confirm by phone

The Pets tag tells you the listing allows pets, but every owner and building has its own limits. Before you get attached, call and ask:

  • Is my type, size and number of pets OK?
  • Are there building or association pet rules I should read?
  • Is there a pet deposit, and how much?

No account, no forms, no sign up. You don't hand me your info, and I never collect or sell it. You just call the listing agent or property manager straight from the listing.

What to Have Ready Before You Call

Good pet friendly listings can go quickly, so be ready.

Build a pet resume

Yes, this is a real thing, and yes, it works. Keep it to one page:

  • Your pet's name, age, breed or mix, and weight
  • A clear, friendly photo (bonus points for a calm one)
  • Spay or neuter status
  • Training classes or certificates
  • Past landlord or property manager references who can vouch for your pet
  • A short note on daily routine (who walks them, how long they're alone, crate trained or not)

As a property manager, I can tell you a pet resume shows me you're organized. That matters.

Vet records

Have current vaccination records and a recent vet visit summary saved as a PDF on your phone. If you're moving from the mainland, keep your animal import paperwork handy too. Hawaii is rabies free and runs a quarantine program for dogs and cats, and the state's Animal Quarantine Branch says it takes at least four months to qualify an adult pet for its Five Day Or Less program. Start that early, because an owner may ask when (and how) your pet is arriving.

Renters insurance

Many owners and managers ask for renters insurance, and it's smart either way. Ask your insurer whether your policy includes personal liability coverage and whether it covers your pet. Having proof of a policy (or a quote ready to go) shows you're thinking ahead.

How Pet Deposits Work Under Hawaii Law

Here's the plain version of the statute. Please read the actual law too (linked in Sources), because I'm a property manager, not your attorney.

Under HRS 521-44, the Hawaii security deposit law:

  • A landlord can require a regular security deposit of up to one month's rent.
  • If a pet is allowed to live in the unit, the landlord can also require an additional pet deposit, in an amount the landlord and tenant agree on, that cannot be more than one month's rent.
  • That extra pet deposit can't be charged to a tenant who doesn't have a pet living there.
  • It also can't be charged for an assistance animal that is a reasonable accommodation for a tenant with a disability (the statute points to HRS 515-3).
  • At move out, if the landlord keeps any part of the deposit, they have to tell you in writing why, with evidence of the costs, and return whatever is left within 14 days after the rental agreement ends.

My tip: do a careful move in inspection with photos and video, especially of floors, screens and doors. That record protects you when it's time to get your deposit back.

Call the Manager Direct (and Be Memorable)

When you call from a listing on 4-Rent on Oahu, you're talking to the person who can actually say yes. Make it easy for them:

  • Lead with the basics: move in date, how many people, and what pet you have.
  • Offer to send your pet resume, vet records and insurance info right away.
  • Ask if a quick meet and greet with your pet would help.
  • Be honest. If your dog is a barker, say what you're doing about it.

A friendly, prepared renter with a well behaved pet is a renter I want to say yes to.

FAQ: Pet Friendly Rentals on Oahu

How do I find pet friendly rentals on Oahu?

Use the Pets filter on 4-Rent on Oahu, pick your area, and check the map or list view. Then call the listing agent or property manager directly to confirm your pet's size, breed and number fit both the owner's rules and any building or association rules.

How much is a pet deposit in Hawaii?

Under HRS 521-44, a landlord can charge an additional pet deposit on top of the regular security deposit. The pet deposit is an amount the landlord and tenant agree on, and it cannot be more than one month's rent. It can't be charged for an assistance animal that is a reasonable accommodation.

What is a pet resume?

A pet resume is a one page summary of your pet: name, age, breed, weight, photo, vaccination status, training and references from past landlords. It shows an owner that you are organized and responsible, which can help your application stand out.

Do I need renters insurance with a pet on Oahu?

It depends on the owner, but many ask for it. Ask your insurer whether your policy includes personal liability coverage and whether it covers incidents involving your pet, and have proof of coverage ready when you apply.
